Our Design Process: Step By Step
At Sosna, there are four main steps in our renovation process:
- Step 1 – Consult
- Step 2 – Design

- Step 4 – Renovate
Step 2, Design, is arguably the most important step. It is also the most difficult step for the homeowner because of a multitude of decisions that need to be made. The goal of this step is to perfectly balance your budget with the vision you have for your home. In our experience, from doing this for over 20 years a well executed, detailed and thorough design and pre-construction planning amounts to 50% success of any remodeling project.
The design step consists of 3 phases, design layout and selections, forensic house inspection, and estimating and scoping.
Renovating Your Entire Home the Sosna Way
We pair you with an in-house Designer who collaborates with you to create the optimal design plan for your home, tailored to your budget and needs. Your Designer will assist you in choosing all the necessary finishing materials and fixtures to realize your vision.
Our Production Team, consisting of engineers, specialists, and tradesmen, performs thorough inspections to identify any potential challenges that might affect your chosen design elements or budget. This proactive approach helps avoid unexpected issues during construction.
In this phase, we focus on preparing detailed drawings and a comprehensive scope of work, including a complete list of all materials. We’re also engaged in gathering quotes and estimates from various vendors.
Typically, this Design stage requires an investment of 3% to 5% of the initial budget from you. This amount will be credited against the construction costs if you decide to proceed with our services.
