This Etobicoke couple was experiencing double the bathroom trouble. Leaks plagued one bathroom, while outdated fixtures marred the other. What Went Wrong with the Shared Bathroom?
This wasn’t our clients’ first attempt at renovating the shared bathroom. They hired a friend to handle the work years ago, but the process left the bathroom repetitively leaking despite their many efforts to fix the problem. Issues created during the former renovation left water stains across their kitchen ceiling below. They were done with DIY attempts and wary of hiring another contractor after their previous experience. Eventually, they found Sosna and realized they’d get the help they needed without any additional stress. Since they were already committed to fixing the leaky bathroom, they also wanted to improve and upgrade their master bathroom at the same time. Multi-room renovation projects do take a little longer than those only involving one room, but the total process usually takes far less time than trying to do the rooms separately.
Dealing with Surprises During the Home Renovation
At first, our plans with the clients included minimal demolition. The goal was to reorganize the walls between the two bathrooms and keep all of the existing plumbing in place. This would allow us to update the fixtures and features as necessary without a lot of extra work and time.
However, home renovations often change mid-project. This is unavoidable because there’s no telling what’s inside the walls until we open them up. It’s better to adapt and change the original design plans than to ignore damage, unsafe structural designs, and other issues. In this case, we discovered that the plumbing in the shared bathroom didn’t meet the latest building code. It wasn’t just leaky; it wasn’t done correctly at all. It may have even posed a legal hazard for the homeowners if they ever faced a surprise inspection. This sent us back to the design and planning stages so we could make the necessary improvements while shuffling around the plumbing placement for more efficient use.
No wonder there had been leaking problems for so long! Relocating the plumbing rough-ins gave us a chance to reconsider the entire wall arrangement between the two bathrooms. We love solving these kinds of complex problems because it brings a sense of challenge to the renovation process. A Complete Approach to Renovations
The dated layout of the master bathroom was easily updated with a cleaner and cooler color palette. We replaced an uncomfortable and dark corner shower enclosure with a much larger version that takes better advantage of the new lighting. The built-in bench extends comfort and safety for our clients as they age in place as well. Removing an awkwardly placed corner tub that the clients didn’t feel comfortable using anymore also freed up space for realigning the vanities and cabinets. Adding new upper cabinetry in an elegant gray shade upgraded the appearance and functionality of the space all at once. Even the countertops needed an update to shake off a dated look better suited for the 1990s. The brighter space has much better flow, ensuring it’ll remain stylish and easy to use for years to come.
For the shared bathroom, we completed the structural and plumbing changes and gave the finished space a whole new style. There was no need to worry about leaks and water stains in the kitchen any longer. We repaired the lingering stains left behind by years of leaking pipes and restored the beauty of the space with minimal changes. In the rest of the home, we completed a number of small projects that added up to create a home that was a much better fit for our clients. It took us under 2 months to complete the design and planning stages, then just another 2 months to handle the work even with the unexpected repairs.
