Richmond Hill Condo Renovation – Sosna
These homeowners are returning clients of Sosna. They purchased a condo that had been built in 2009 to be their forever home, planning for their retirement, but weren’t really happy with the interior appearance. They looked forward to enjoying it now that they were retired, but found it lacking. Although the area and views are absolutely beautiful, the condo felt small, dark, and dated, giving it a cramped, old-fashioned feel that didn’t fit with the homeowners’ personalities. The layout was also not very functional, and it had a lot of wasted space that the couple wanted to take advantage of in a renovation. They wanted the space to fit their lifestyle and change the condo to feel more like it was their dream home, giving it a unique appearance with more light, better functionality, and a unified design that would flow well throughout the entire condo.

The process was so easy that the homeowners’ only concern was the possibility that restrictions or delays may occur, caused by the condominium rules that were laid down by building management. However, Gus, the site manager, kept them updated, and Sosna’s team took the time to develop a respectful, trusting relationship with building management during the construction process. This involved taking proactive steps to keep the process as easy and seamless as possible during the consultation, design, and construction processes to reduce the overall impact on the building’s systems and owners. By taking the time to use this approach to team building, it was much easier for work to be completed on time, on budget, and with a design that delighted the homeowners.

Transforming the Kitchen & Eating Area
The kitchen and eating areas originally featured traditional medium-tone wood cabinets, which were difficult to maintain and made the area seem small, short, and dark. While keeping the existing footprint, more cabinetry was installed in the eating area, while the kitchen was updated using a combination of white and dark walnut modern cabinets, drawing the eye up and expanding the appearance of the location. The new cabinetry provided additional functionality for the kitchen and dining area, while the new white marble countertops helped to create a brighter, more open appearance. The lighter colors also helped draw in the light from the eating area windows, while the modern lines created a crisp, clean appearance that was easy to maintain.

A Master Bathroom Oasis
The master bathroom was very dark and small, so the entire space and its layout were reworked to create a larger, more luxurious, and more functional shower that included a built-in seat and storage nooks. Originally featuring the same traditional mid-tone wood cabinetry as the kitchen, these surfaces were updated with white marble to brighten the room and create the appearance of a larger space. When the design phase was in motion, we noticed that the homeowners had been using a small rack in the bathtub for hang-drying clothing, so new hanging rods were installed above a new bathtub to provide a more functional and aesthetically pleasing solution for hang-drying clothes. This also made the process easier, as drying racks no longer had to be moved into and out of the space when they were needed. Beautifully patterned chevron floor tiles were used to replace the aging, darker flooring, and were also used as an accent for the shower nooks to tie the entire space together.

A Refreshing Guest Bathroom
Next on the list was the guest bathroom. With a dark, dated appearance, the guest bathroom felt enclosed, small, and dank. The renovation changed from the existing tan tile and dirty, stained grout for white tiles, opening up the space extensively and creating a much more airy feel. Light blue tiles were used in the shower to provide a pop of colour, adding the tones of the sky to the condo.
Creating Flow with Flooring
The final project was replacing the mismatched laminate flooring that had been used throughout the entire home with darker and easier-to-maintain vinyl flooring. This allowed the flooring to flow in the same direction, rather than being mismatched at room changes. By removing this disjointed change at room thresholds, the design team was able to tie the condo’s entire floor plan together to create a cohesive flow and a more seamless, modern appearance overall.

Once the initial paperwork was signed, the homeowners were impressed about how quickly the process went, and how well it stayed on schedule.
