Why renovation prices are hard to pin down

Put five experienced estimators in a room with the same set of plans and you will get five different prices. That is because estimating is more like an art than a science.

An accurate number comes from a detailed plan and experience. The more details we have, the more accurate the estimate gets. The more similar projects we have done in the past, the more accurate our assessment will be. We break the full picture down in our guide to full home renovation cost per square foot in Toronto.

What your project costs

Renovation cost ranges by project

These are the ranges we see on actual SOSNA projects in Toronto and GTA. All numbers are before HST and they are not quotes. An accurate, fixed and guaranteed quote can only be provided after design is completed. These numbers also do not include kitchen appliances like fridge, stove, oven, dishwasher, etc.

Kitchen

  • Entry level from $60K
  • Mid-range around $100K
  • High-end $150K+

Cabinetry, countertops, sinks and fixtures usually make up more than 65% of a total cost of kitchen renovation. More in our kitchen renovation cost guide

Bathroom

  • Powder Room $10K–$20K
  • Guest bathroom / three-piece $25K–$40K
  • Full bathroom / ensuite $45K–$65K
Bathrooms are the most expensive rooms per square foot. Waterproofing, tile, glass and plumbing pack a lot of cost into a small space, and moving plumbing or going custom is what pushes the number toward the top of the range.

Basement

  • Finished basement $50K–$100K+
  • Underpinning (to gain height) from $50K

Underpinning to lower the floor is a major concrete job on its own, before any finishing begins.

Full home

$150–$600+per square foot, depending on scope and area size

  • Main floor sweet spot $200K–$300K

Most quality mid-range work lands $200–$400/sqft. For a 2,000 sqft home that is roughly $400K–$800K, depending on scope and finishes.

Same room, very different price

Why one kitchen is $80K and the next is $150K

Even when two rooms appear identical, they will rarely share the same budget. Here are the specific variables that set a standard, budget-conscious project apart from a premium-tier investment.

Kitchen: $80K → $150K+

  • Taking out a wall to open the space, which brings in an engineer and a steel beam
  • Full custom cabinetry with a dove dovetail joinery instead of stock or semi-custom
  • Premium appliances like Sub-Zero, Wolf or Miele
  • Natural stone counters and full height backsplash
  • Relocating plumbing or gas to change the layout
  • A complete electrical redo.

Bathroom: $30K → $80K

  • A 4-piece primary ensuite rather than a standard 3-piece main bath
  • Moving the plumbing instead of keeping it where it is
  • A custom glass shower, freestanding tub and heated floors
  • Custom cabinetry with higher end stone and fixtures
  • Custom tile work instead of standard tile

What moves the number

What drives your price up or down

+ Pushes the price up

  • The age of the home, since older homes hide asbestos, knob and tube wiring and walls & floors that are not level and plumb
  • Structural changes, where removing a wall needs an engineer, a beam and rerouting of pipes, lines and wires
  • Material and fixture quality, where a toilet can be $100 or $19,000
  • Doing the work in phases instead of all at once
  • Permits, inspections and difficult site access

- Brings the price down

  • Doing the whole job at once rather than in separate phases
  • Keeping plumbing where it is when you can
  • Splurging on one or two things you use daily, standard on the rest
  • Moving out during the work so trades can move faster
  • Finalizing the design before construction starts

Savings that quietly cost more later

  • Skipping proper waterproofing now, then tearing the bathroom out in a couple of years
  • Buying cheap tile or fixtures that need replacing far sooner
  • Cutting the design step, which causes changes mid build and regrets long after
  • Taking the lowest quote from someone not experienced,  licensed or insured, with no warranty

The fixed price promise

The price we agree on before we start does not change unless you change the scope.

As an all-in-one design-build firm, we inspect the structural and mechanical parts of your home during design and set a firm fixed cost. That is why you do not need the 10 to 20 percent contingency most contractors ask you to set aside.

  1. We design and plan first. A thorough design step removes the guesswork that causes most surprises.
  2. You get one fixed price. It covers the agreed scope, in writing, before any demolition starts.
  3. If we find a real hidden issue, we stop, show you what we found, and price the options with you.
  4. You approve every change. The only things that move the price are your choices or true hidden conditions.

No hidden line items

What is included, and what to budget separately

Our quotes are full service, so a lot is built in that other companies leave out and bill for later. Here is exactly where the line sits.

Always included

Often a surprise to people comparing quotes

Budget separately

Things we are upfront about from day one

“I got a quote $50K cheaper somewhere else.”

Fair question, and worth asking. The first thing we suggest is to compare the two quotes line by line. A bid that comes in 30 percent lower is usually missing something, whether by accident or on purpose or because of lack of knowledge. Watch the allowances too, since low bidders often use unrealistically low placeholder amounts to make the total look attractive, then charge you the difference later.

Then look at the experience, licenses and insurance, because that is what protects your home and your investment. A lower number is not a deal if it does not cover everything you need, or if the work does not hold up. Our price includes everything handled under one roof, on time, on budget, with care, attention to detail and backed by our warranty.

Open concept main floor remodel

Toronto

A tight galley kitchen became a bright open hub with a large island. An awkward old addition finally made sense, and a long steel span replaced a load-bearing exterior wall to open up the whole floor.

Design 2 months · Construction 3 months

Total remodel cost: $418,466

Condominium renovation

North York

A dated builder-grade condo fully transformed. A reworked kitchen with quartz counters and clever storage, two spa-like bathrooms with heated floors, a hard-working laundry room, and cohesive flooring throughout, all within the condo board rules.

Full unit · Kitchen, baths, laundry, flooring

Total remodel cost: $210,000

The honest question

Is it really worth it?

It depends on you. If you love your neighbourhood and the life you have built there, renovating can be far more rewarding than moving, as long as you renovate for joy, not only resale. Moving can be the simpler path because you skip the hustle, disruption and inconveniences. There is no single right answer, and we will talk you through both honestly.

What value actually looks like

The real value is not just a higher appraisal. It is turning the spaces that frustrate you every day into ones that work, with better function, flow and comfort for years. That is the difference between a reno that looks good for a year and one that lasts for decades.

Pricing questions

The things people ask before they start

What is the most common sticker shock?

The basement is the big one. People often assume a finished basement is around $40,000, but once you add proper egress, HVAC, insulation, waterproofing and flooring, it is frequently two to three times that. More broadly, it is the work you do not see that adds up, the plumbing, electrical, structural work, permits and code upgrades behind the walls, along with custom cabinetry, which is usually the biggest single line in a kitchen. None of it is wasted money. It is what makes a renovation last.

Another one is home additions. Most of our clients don’t realize how expensive additions and extensions really are. In fact, three out of five people will opt for an internal remodel instead of building an addition due to the cost.

Yes, and meaningfully. Permits inside the City of Toronto typically run two to three times higher than the surrounding 905 cities like Vaughan and Mississauga, and they tend to take longer to approve, which can affect your start date. We handle the whole process for you, whichever municipality you are in.

You cannot get an accurate quote before design, inspections and planning. You can only get an estimate within about 20 to 30 percent Based on past experience, understanding of the project, and some assumptions. That is exactly why our design and pre-construction step exists, so we can give you an accurate fixed price – quote.

We focus on major renovations and full transformations, from kitchens and bathrooms to whole homes and additions across Toronto and the GTA. The fastest way to know if your project is a fit is a quick call, and if it is not the right match we are happy to point you in a good direction.

For a full home renovation we usually advise against it. The dust, noise and lack of utilities make it stressful, and working around people slows the trades down, which can actually add to the cost. For smaller, contained projects it is often possible, and we take real care to protect your space and keep it clean.
